One Percent Max was intentionally built to avoid that cycle and to assure our clients that they are only paying us for time and experience invested with them. Because we don't have to recover losses from failed deals or cover heavy overhead, we don’t need inflated commissions to stay profitable. That’s why 1% is the maximum commission a buyer or seller will ever pay when we represent them. We believe that makes for win-win transactions with all of our real estate clients.
Why One Percent Max Exists
My name is Mike Krausman and I'm the Broker at One Percent Max. One Percent Max wasn’t created as a marketing idea, it was built from real experience and real necessity. After a brain injury changed the way I could work, I had to rethink how I operated in real estate for over 30 years. The traditional way I had done business was no longer possible so I had to build something different. I created a limited-service flat-fee real estate company so I could stay in the business. Over the next eight years and thousands of transactions, that model became extremely efficient but unfortunately we were turning away a lot of customers that still needed a full-service broker. So I decided to re-think everything, again.
After streamlining procedures, eliminating unnecessary overhead, and implementing some practices not typical in the real estate industry, we proved that even full-service real estate representation could be delivered profitably and ethically without inflated commissions. That became the foundation for One Percent Max.

How does One Percent Max work?
When we represent you as a buyer, 1% is the maximum commission. All terms are disclosed and agreed upon before representation begins.
Do we need to sign a Buyer Agency Agreement?
We can show any of our listings without an agreement. If you want to see other broker listings we will have an agreement that will spell everything out and 1% is still the maximum we will ever ask you to pay. This fee can be paid directly to us or built into the offer.
Will I be at a disadvantage only paying you 1% rather than the 3% other brokers demand?
No. You receive the same professional representation as traditional buyers — just with transparent, efficient pricing. You will actually be in an advantageous position because sellers are generally prepared to pay 3%. Your offer will net the seller about 2% more than other offers they receive for the same purchase price.

Our model is built on efficiency and experience. We’ve eliminated unnecessary overhead — not service. You will have more flexibility with offers, repairs, concessions, etc. because of the lower commission being paid to us.
Is there a catch or hidden fees?
No. 1% is the maximum commission when we represent you. No escalators. No surprises. No compliance fees. (Most companies are charging buyers and sellers "Compliance Fees" of an additional $300 - $500 in addition to the commissions.
Will my home be listed on the MLS?
Yes. Your home is listed on the MLS and distributed to hundreds of major real estate websites.
How is buyer agent compensation handled?
Buyer agent compensation, if any, is not advertised and is addressed as part of the transaction. We help you structure pricing and negotiations to protect your net proceeds.
